No Worry Listing

Knowing that your home is vulnerable even after it’s under contract can be a scary thought. We’re here to help decrease your worries by proactively tackling challenges, clearly communicating with you at every stage, and effectively negotiating to ensure your wallet doesn’t get taken advantage of during the process. So what is the "No Worry Listing"?

  • Flexible Fees

  • Cancel the listing at anytime. You can cancel by calling and saying “I want to cancel the listing.” It’s that risk free! The cancellation is effective when you call. Please give us receipt of acknowledgement via email or writing and allow 3 business days to have the sign and lockbox removed.

  • No upfront fees of any kind

  • You only pay if we procure an offer that is acceptable to you

  • No pressure presentation of offers. We will never allow you to feel “pressured” by the buyer's agent. All offers will be presented to us at our office, and then we will deliver and present to you so you can make your decision privately.

  • Extensive Marketing Strategy

  • Sell your home yourself while it is listed and pay no commission. This does not apply to a buyer exposed to the property by our advertising, office or another agent. However, should you have someone who has been interested in your property, simply let us know, and we will happily mark them as your potential buyer.

  • Industry Leading Customer Service

Q: Once I have reviewed your “Risk Free” or “Worry Free” listing package, then what?

A:  Contact our office by email, or phone, and we will set an appointment to have one of our Listing specialists meet with you. We will tour the home, go over recent market activity in your area to educate you on values, and make recommendations for maximizing your profit and increase your speed of sale.

Q: Shouldn’t I pick a “neighborhood specialist” to sell my home?

A:  There are agents who focus primarily in one geographic area or neighborhood, but buyers come from all over the country, not just from that small neighborhood. Many years ago the real estate industry was successfully composed of a lot of small little shops that stayed within a specific mileage or few-block range of a town. However, the MLS, internet, iPhone usage, and other technologies have changed that aspect of the business. Now the important points in selecting an agent are experience, track record, technology, and marketing skills.

Q:  Why do your homes sell so fast? Do you price them too low?

A:  Absolutely not. Many of our listings sell at full price. We make it our business to know the market, so we can ensure we get the highest possible price for our sellers. Studies show that the highest value for a home is achieved in the first 30 days. So it’s important to get it right the first time. Our homes sell typically twice as fast as the average agent because of the effective marketing we do. We accomplish this first by doing a supply/demand analysis in the immediate area for any home we consider representing and marketing. All agents have access to the same market information; it is the interpretation of what the information means to the marketing of your home that makes the difference. X-rays mean nothing until they are evaluated by competent doctor. Similarly, knowing what the market is doing in any area affects both the marketing time and value.

Q: I have heard that there are limited service agents who charge less. Why shouldn't I hire the cheapest agent?

A:  Sellers don’t need an agent to just sell their house. They need a agent who will sell their house for more money! The fact of the matter is we can sell your home for more. We have earned a positive track record because we are experts at pricing the property and bringing the greatest amount of exposure to it. We do this by using our own supply/demand analysis before even running the “comps.”
