A comparative market analysis is the act of determining a homes current
market value, by looking at the prices of similar properties that are
currently listed on the market, homes that have sold in the past six
months, and listings that did not sell at all. In collaboration with
these statistics, the length of time each property was on the market
is then evaluated. Then lastly compare prices listed on the "sold"
properties to the price they actually did sell for. It is important
to understand that expired listings are typically caused by overpricing.
The final evaluation of all of these factors brings you to the average
of what the homes sold for as well as the length of time this was achieved.
